Maybe u can learn it by the english voice in the bus. I heard in the bus that "新苑" could be called "New garden".

The translation in the bus is so poor 我倒~~~~~
I pay attention to the broadcast from the bus and find they are either wrong or not exact enough.

My conclusion is：
1) For "XX新村", you can call "XX Disctrict" (Village is not good)；
2) For "XX花园/花苑/豪园", you can call "XX Garden"；
3) For "XX别墅", you can call "XX Villa"

Is this clear enough to you？？
